James Island Real Estate
Noteworthy not only as the place where the first shots of the Civil War were fired but also as the boyhood home of presidential “candidate,” political satirist and comedian Stephen Colbert, James Island is separated from downtown Charleston by the Ashley River, from neighboring Johns Island by the Stono River and from the mainland by Wappoo Cut and Wappoo Creek.
Once home for up to 20 plantations, James Island was primarily a rural area from Colonial times until about World War II. Since then, the island has grown into a dynamic and thriving community of about 40,000 with roughly half living in the Charleston city limits and the lucky half – as far as taxes go – living in the Town of James Island, incorporated in 2006. Charging no property tax, the Town instead operates off of fees from business licenses and sales tax revenue. And for anyone looking for some island trivia, the island is not one but two islands, being cut in half by Ellis Creek.
With virtually every home style and type represented, the island’s neighborhoods also offer just about every type lot setting with the exception of oceanfront property, although the six-mile stretch of beach at Folly Beach is mere minutes away. The island does offer homes among ancient stands of moss-draped oak trees and waterfront homes on its rivers, marshes and an expansive network of tidal creeks. Both new construction and existing homes are available.
Recreational opportunities include pleasure boating, fishing, shrimping, kayaking and golf as well as one of Charleston’s favorite parks, James Island County Park. Residents of James Island also enjoy the annual Holiday Festival of Lights with a three-mile drive through of thousands upon thousands of lights and displays.
