More recent storms — Matthew (2016), Irma (2017), Dorian (2019), and others — generally delivered their damage through storm surge, heavy rain, and flooding rather than catastrophic wind.
For most buyers, the practical risk is less about a rare direct hit and more about surge and flooding. That makes a property's flood zone, elevation, and proximity to water far more important than a general fear of storms. Modern South Carolina coastal building codes, evacuation planning, and early-warning systems are mature, and the region is well practiced at preparing for and recovering from storms.
Charleston also experiences "sunny-day" or king-tide flooding — streets and low-lying areas that flood at especially high tides with no storm involved. The number of these tidal-flood days has risen as sea level along the South Carolina coast has climbed roughly an inch to an inch and a half per decade. The City of Charleston has major drainage and sea-wall projects underway to address it, and it is a real enough phenomenon that it has influenced decisions like Roper Hospital's planned move off the peninsula.
